An annuity schedule means the monthly payment stays the same for the whole term — early payments are mostly interest, later ones mostly principal.

How is a loan payment calculated?

The annuity formula spreads the loan so that interest and principal together come to the same amount every month. The payment depends on the loan amount, the monthly rate and the number of payments. A longer term lowers the payment but raises the total interest.

What is an annuity schedule?

With an annuity schedule the monthly payment is identical for the whole term. The alternative is equal principal payments, where the instalment starts higher and falls over time. Estonian banks offer annuity by default, because a level payment is easier to budget.

How much can I borrow?
